MANUFACTURING & STORAGE PREMISES UNDERGOING REFURBISHMENT

An older building providing manufacturing and storage accommodation divided into two bays.

Bay 1, is the original part of the premises which is steel framed with part brick/part insulated, profile steel clad infills with a pitched, insulated roof incorporating translucent lights and on a concrete base. The minimum eaves height is 3.8m (12’4″) to the rear of the building and 5m (16’4″) to the front. There is an electrically operated service door to the front elevation, adjacent personnel door and travelling crane rails, 2,000ky capacity and incorporated within this area is predominantly brick partitioned office and amenity accommodation.

Bay 2, is of later construction, early 1980’s, and is built on a steel portal frame with part cavity brick and concrete block/part insulated, profile steel sheet cladding to the infills together with a similar clad, insulated, pitched roof incorporating translucent lights and on a concrete base.

There is a travelling crane rail 3,000kg, the eaves height is 7.50m (24’6″) together with two electrically operated roller shutter doors, one to the front and one to the rear elevation (4.8m height x 4.5m width). There is also a small, concrete block constructed store adjacent to the front elevation and a personnel door.

There is predominantly sodium lighting to both bays.

Externally, and attached to the front elevation, is a single storey former office and amenity building which is of brick construction with a flat, felt clad roof.

Externally, is a large, tarmac surfaced yard to the front, side and rear and the boundary to the site is predominantly steel palisade fencing with double entrance gates and a small, separate, self-contained car parking area. There are rights for the owners of Wyndham House (nearby property) to utilise up to a maximum of six parking spaces on the site, the boundaries of this area are identified by way of a blue line on the attached plan.

The premises are located within the town centre opposite a Tesco food store and within walking distance of The Octagon and Coopers Square shopping centres and all local amenities. In addition, the A38 Branston Inter-Section and Centrum 100 Business Park is approximately 2 miles to the south.
